Search Development Contributions

Council has provided this development contributions enquiry facility to give information on development contributions that have been charged to properties throughout the district. 

It is available to potential developers, real estate agents and anyone else that has an interest in land in the Far North.

For accurate information on possible development contributions requirements on a particular development, you are advised to obtain a Land Information Memorandum on the property and/or to discuss the development project with Council’s Development Contributions Team.

What does the enquiry show?

This enquiry provided information on all properties that have been assessed development contributions, how much of that has been invoiced and how much of this remains to be paid.

What do “assessed”, “invoiced” and “paid” mean?

Assessed Contributions that are assessed means that the development has not reached the stage where the amount is due for payment.   For instance, with a subdivision, it has not been completed to the point where Councils final sign off of the plan has taken place called a section 224 certificate.
Invoiced Contributions that have been invoiced means that the developer is required to pay the contribution amount.
Paid Contributions that have been paid indicate the amount that has been paid on any particular development.

What if my property is not listed

If a property is not listed in this enquiry, it means that there has been no development since the contributions policy came into effect so no contributions have been charged.

What contribution will I need to pay if I want to develop my property?

If no contributions have been paid on the property, you will be required to pay all the contributions set out in the policy when you undertake any development.

What will it cost me?

This depends on what you are proposing to do and where the development will take place. Some example residential contributions are shown below.  These are examples only and you should contact Council as soon as you are planning a development to get up to date information.

ALWAYS OBTAIN A LIM BEFORE YOU COMMENCE A DEVELOPMENT – THIS WILL ENSURE THAT YOU HAVE CURRENT RELIABLE INFORMATION ON ANY DEVELOPMENT CONTRIBUTIONS  THAT MAY BE PAYABLE ON YOUR PROPOSAL.

Note: the following examples are based on the policy contained in the 2008/09 Draft Annual Plan

Building a single new dwelling on a vacant lot

Where development contributions have not been paid.

Single residence

  • The first dwelling on an existing vacant lot does not pay roading or reserve contributions.
  • Only residential developments that are in the 10 year development plan areas for water, wastewater and stormwater will pay those contributions.

Building a second or subsequent dwelling on a lot

Where development contributions have not been paid.

Subsequent Dwellings

  • Only residential developments that are in the 10 year development plan areas for water, wastewater and stormwater will pay those contributions.

What about commercial developments?

Every commercial development is different so the contributions will be based on the scale and nature of the proposal.  Discuss possible development contribution implications at an early stage with Council’s Development Contributions Staff.

How do I use the enquiry?

The enquiry provides a search tool using the property valuation number or the address.  If you don’t know the street number, just enter the street name for a list of possible properties.

It should be remembered that if the lot that you are interested in has only recently been created as a result of a subdivision, the contributions will remain on the parent or original lot.

If the system cannot find the property, it will display the message No Records Found.  If you get this message but you believe that contributions may have been paid, please call the Development Contributions Team for more information.
