Rule 12.4.6.1.2 – Fire Risk to Residential Units:
The existing house was originally consented with landscape trees close by, and the proposed extension only projects 300 mm beyond the current building line. Any change to the tree relationship is less than minor, and the activity would otherwise be permitted. Adverse effects remain the same in character, intensity, and scale, and the second laundry and kitchenette simply provide overflow space for guests or children.
Rule 10.6.5.1.2 – Residential Intensity:
The non-compliance is minor, temporary, and does not conflict with the district plan.
