New Far North property valuations released
Most Far North property owners should now have received updated property valuation notices from Quotable Value (QV) Limited which were posted last week following a district-wide revaluation made on behalf of Far North District Council.
The revised valuations reflect property market values as of 1 September 2025 and are required to be undertaken every three years by the Rating Valuations Act 1998. Local authorities like Far North District Council use revaluations to help ensure its rates are fairly distributed among all property owners. This revaluation will be used to help set rates for the upcoming 2026/2027 financial year which begins on 1 July 2026.
Far North District Council rates are primarily based on land value. However, a change in a property’s land value does not automatically mean rates will increase or decrease. What matters is how individual land values have changed compared with other properties. Watch a video here for more information on how revaluations affect rates bills.
For anyone that has not received their notification, you can search for your property in the rating information database (RID) on the council website here or go to the QV website here and search for your property.
If you don’t agree with the revaluation of your property, you can make an objection. Objections must be lodged directly with Quotable Value by the property owner, or by an authorised agent.
Objections must be made in writing by Friday 5 June 2026. These can be lodged online through Quotable Value here. Forms are also available from the council service centres and should be posted to:
Quotable Value Limited - Business Support
Private Bag 39818
Wellington Mail Centre
Lower Hutt 5045
It is possible that some objections may not be reviewed before rates are generated on 1 July 2026, so the first instalment will be based on the valuation held at that time. If an objection is upheld after 1 July, an amended rates assessment will be issued.
Anyone needing help to access the online roll can use public terminals and free wi-fi available at council libraries.
More information about your rating valuation can be found here.
